Hi everyone, I’m Maria Kritikos with your June 2026 Market Watch for Greater Vancouver. We’re starting to see some encouraging signs in the market. Home sales were up 9.6% compared to June of last year, and for the first time in a while, detached homes, townhomes, and condos all saw year-over-year sales increases. We’re also seeing fewer new listings coming to market, while inventory remains healthy. That means buyers still have plenty of choice, but we’re beginning to see demand gradually return. The benchmark price across Metro Vancouver is now $1.099 million, down about 6% from this time last year, giving many buyers an opportunity to enter the market at more attractive price points. Here’s a quick breakdown: • Detached homes: $1.843 million (down 7.1%) • Apartments: $695,200 (down 7.1%) • Townhomes: $1.046 million (down 5%) While prices have remained relatively stable over the past few months, if demand continues to grow and new listings continue to slow, we could see inventory tighten heading into the fall.
